North Mauritius

The north coast of Mauritius — spanning the districts of Rivière du Rempart and the northern part of Pamplemousses — is the island's most cosmopolitan and internationally connected region. Grand Baie, its undisputed centre, began as a modest fishing village protected by a natural sheltered lagoon and evolved through the tourism boom of the 1980s and 1990s into Mauritius's social and commercial hub. Today it anchors a coastal corridor that runs from Balaclava in the west through Trou aux Biches, Pereybere and Cap Malheureux to Goodlands in the east — a stretch of developed coastline that contains the island's highest concentration of international residents, schools, restaurants, shopping centres and property activity.

The historical significance of the north extends well beyond Grand Baie. The Royal Botanical Gardens at Pamplemousses — one of the oldest botanical gardens in the southern hemisphere — were established in 1770 by Pierre Poivre, the French botanist and colonial administrator credited with breaking the Dutch spice monopoly by introducing nutmeg, cloves and pepper to Mauritius. The gardens, home to the famous giant Victoria Amazonica water lilies and a collection of 85 palm species, remain one of the island's finest heritage sites. Château de Labourdonnais in Mapou is a beautifully restored 19th-century colonial mansion surrounded by tropical fruit orchards, offering a window into the island's Franco-Mauritian plantation era.

Cap Malheureux — the northernmost point of Mauritius — takes its somewhat dramatic name (Cape of Misfortune) from the French sailors who frequently came to grief on its reef in the age of sail. Today the cape is best known for the Notre-Dame Auxiliatrice church, a petite red-roofed chapel sitting almost on the waterfront, which has become one of the most photographed images in Mauritius. Offshore, the uninhabited volcanic island of Coin de Mire (Gunner's Quoin) rises dramatically from the sea — a natural landmark visible from Grand Baie on a clear day and accessible by boat for snorkelling excursions.

Demographically, the north is the most diverse and internationally flavoured region outside Port Louis. Grand Baie alone is estimated to have a French resident community of 15–20% of its population, alongside South African, British, Réunionnais and increasing numbers of Middle Eastern and Chinese buyers and residents. The expat community is well-organised, with established social networks, sports clubs, charity groups and professional associations. French is widely spoken in shops, restaurants and daily life, alongside English and Kreol. Northfields International School (British curriculum) is located in Grand Baie and is the principal choice for English-speaking families; L'École du Nord serves the French curriculum.

The property market in the north is the most liquid and actively traded on the island. Grand Baie offers a full spectrum from studio apartments around the lagoon (from Rs 4–5 million) through mid-range beachfront units to Rs 30 million penthouses with panoramic sea views. The short-term rental market is particularly strong — well-positioned lagoon-view apartments can achieve occupancy of 70–80% during peak seasons (June–September and December–January) and rental yields of 5–8%. Several PDS and Smart City developments operate in the wider north coast area, enabling foreign buyers to qualify for Mauritian residency through their purchase.
