South Mauritius

The south of Mauritius — spanning the Savanne and southern Grand Port districts — is the island's last frontier: the least developed, least touristed and most dramatically beautiful region. Where the north is cosmopolitan and the west is lifestyle-oriented, the south is defined by its raw natural character: the towering Chamarel waterfall, the geological curiosity of the Seven Coloured Earths, the brooding cliffs of Gris Gris where the Indian Ocean crashes against black rock with no barrier reef, and the wild scrubland and sugar cane valleys that stretch inland toward the central highlands. It is a Mauritius that most visitors to the north and west never encounter.

The south's heritage is rooted in the colonial sugar economy. The Bel Ombre Estate — one of the island's oldest and most prestigious sugar plantations — was established in the early French colonial era and has survived into the 21st century as the Heritage Resorts complex, comprising the Heritage Le Telfair Golf & Wellness Resort and the Heritage Awali Golf & Spa Resort, both ranked among the finest luxury hotels in the Indian Ocean. The estate's century-old sugar factory chimney still stands within the grounds, a reminder of the region's agricultural past. Saint Aubin Estate, further east along the south coast, is another beautifully preserved colonial plantation offering tours, a rum distillery and a working pineapple farm.

Chamarel, in the highland interior above Bel Ombre, is one of Mauritius's most visited natural attractions. The Seven Coloured Earths — a small area where volcanic soils of seven distinct pigments (red, brown, violet, green, blue, purple, yellow) exist side by side and, remarkably, do not mix even after rainfall — are a geological phenomenon unique to this part of the world. The Chamarel Waterfall, at approximately 100 metres the tallest on the island, drops from the plateau edge into the Rivière du Cap gorge below. The village of Chamarel itself is a collection of craft shops, rum distilleries and local restaurants popular with day-trippers from the north and west coasts.

Rochester Falls — a wide, low waterfall over unusual prismatic basalt columns — and the Black River Gorges National Park (shared with the west coast) offer more outdoor experiences for those exploring the south. The Gris Gris cliffs at the island's southern tip are unlike any other coastal scenery in Mauritius: no beach, no lagoon, just the full force of the unprotected Indian Ocean against volcanic rock. The dramatic spray and the scale of the sea here have made Gris Gris one of the most powerful natural experiences on the island, despite — or because of — its complete unsuitability for swimming.

Residential property in the south is dominated by the Bel Ombre PDS development, which offers villas and plots within the Heritage estate grounds, with access to the resort amenities. Beyond Bel Ombre, the south has relatively limited established residential property stock compared to the north and west — which is both a challenge and an opportunity for buyers who value privacy, space and natural surroundings above social infrastructure. Prices for well-positioned properties, particularly those with sea views in the Bel Ombre–Le Morne corridor, have appreciated significantly as the region's appeal has grown.
