East Mauritius

East Mauritius — primarily the Flacq district and the southern part of Grand Port district — is the quietest and least commercialised of the island's coastal regions. Where the north is defined by its cosmopolitan marina culture and the west by its expat lifestyle community, the east is defined by its extraordinary beaches, its natural landscape and the exclusive resort estates that have been developed along its shoreline. Belle Mare and Palmar are consistently ranked among the finest beaches in the Indian Ocean — long, wide sweeps of white sand with a turquoise lagoon that remains warm, shallow and calm even during the south-east trade wind season.

The historical significance of the east coast is profound. Vieux Grand Port, on the southern edge of the east coast, was the site of the very first settlement in Mauritius — Dutch colonisers established a camp here as early as 1638, and the ruins of Fort Frederik Hendrik can still be visited. The area later became the site of the Battle of Grand Port in August 1810 — the only naval battle inscribed on the Arc de Triomphe in Paris, a French victory that preceded the British conquest of the island just three months later. The Mahébourg National History Museum preserves artefacts from both the Dutch and French colonial periods and the 1810 naval battle, including anchors, cannon and personal effects of the officers involved.

The east coast remained relatively undeveloped until the 1990s, when a series of luxury resort hotels — the Constance Belle Mare Plage, the Shanti Maurice, the Four Seasons at Anahita — established the region as Mauritius's most exclusive destination for high-net-worth visitors. The Anahita Golf & Spa Resort at Beau Champ anchors the most prestigious IRS estate on the island: an Ernie Els-designed championship golf course set within 213 hectares of tropical landscape, with four kilometres of private lagoon frontage and villa and apartment residences eligible for PDS purchase. A qualifying investment entitles foreign buyers to Mauritius residency.

Demographically, the east's permanent population is predominantly Mauritian — the Flacq district has a large Hindu community and a tradition of sugar cane cultivation that continues today. The expat community is smaller and more discreet than in the north or west: many residents are buyers who purchased in Anahita or other estate developments and divide their time between Mauritius and their home country, or professionals who appreciate the peace of the east coast while being able to access the airport (30 minutes) and Port Louis (60 minutes) for work. The Île aux Aigrettes coral island — a 25-hectare nature reserve managed by the Mauritius Wildlife Foundation — lies just offshore, accessible by boat from Mahébourg, and is home to the pink pigeon, the Aldabra giant tortoise and other species being returned to the island after near-extinction.

Blue Bay Marine Park, at the southern end of the east coast near Mahébourg, is a Ramsar-listed (wetlands of international importance) marine protected area with one of the most diverse coral reef ecosystems in the Indian Ocean. Over 50 species of coral and 72 species of fish have been recorded within the park — it is one of the best snorkelling and diving locations in Mauritius and a critical conservation area. The combination of this natural heritage, exclusive estate living, the finest beaches on the island, and proximity to the airport makes the east coast a compelling proposition for buyers who value privacy and natural quality over social infrastructure.
