Step 2: Virtual Viewings

Step 3: Appoint a Mauritius Notary

Once you are satisfied with the due diligence, the notary will draft a Protocole d'Accord — a preliminary agreement binding both parties to the sale at the agreed price and conditions. This is signed (wet or electronically, depending on the notary's process) and a 10% deposit is transferred to the notary's client account. The 10% is held in escrow until completion.
Step 5: Power of Attorney for Final Completion
If you cannot travel to Mauritius for the final signing of the Acte de Vente, you can grant a power of attorney to a trusted representative in Mauritius (often the notary's clerk or a family member already on the island) to sign on your behalf. Step 6: Title Transfer and Moving In
Once the Acte de Vente is signed and the balance transferred, the notary registers the deed with the Land Registry and issues you a certified copy. You are now the legal owner.
