Seen our properties on PropertyCloud? How the listings match, what you get searching with us directly, and the essentials of buying in Mauritius.

If you have been searching for property in Mauritius, there is a good chance you have already seen our homes. Most of the properties we market are also shown on PropertyCloud, one of the island's established property portals, alongside listings from many other agencies. This guide explains how the two fit together, what you will find when you come to us directly, and how to get the quickest, most accurate answer on any property you have spotted.

Why you see our properties on PropertyCloud

Property portals work like a shop window. Agencies send their listings to them so that buyers and tenants searching in one place can see a wide choice. We list the large majority of our properties there for exactly that reason: more people see them, and our sellers and landlords get more enquiries.

So if a villa in Tamarin or an apartment in Grand Baie caught your eye on PropertyCloud and it is one of ours, it is the same property you will find on our listings. The home, the price and the people behind the sale are the same. What changes is how much detail you can see and how directly you can reach the team who actually know the property.

What you get when you search with us directly

A portal listing has to fit a standard template. On our own site we can show you more, and help you with more of the decisions that come after "I like this one".

The full listing. Every property page carries the complete photo set, the full description, the floor area and land area where relevant, the features, and whether the property is open to foreign buyers. Portal listings are often shortened.

Area guides. Choosing where to live in Mauritius matters as much as choosing the house. Our area pages explain what each part of the island is like to live in: the west coast around Tamarin, Black River and Flic en Flac, the busier north around Grand Baie, and the quieter east and south.

Buying guidance written for foreign buyers. Most of our enquiries come from people buying from abroad or moving here. Our guides cover the legal process, the documents you will need and the rules for foreign buyers, so you understand the costs and steps before you commit.

A direct line to the team. You can message us on WhatsApp, use the chat on any page, or contact us by email or phone. You are talking to the people who list, show and sell the property, not a portal inbox.

Properties you may not have seen. A number of our listings are not shown on PropertyCloud at all. Searching here gives you the complete picture of what we have.

Same property, two places: how to avoid confusion

Because the same home can appear in more than one place, a few habits will save you time.

  1. Keep the link or the reference. When you enquire, send us the link to the listing you saw, or its reference if one is shown. That lets us identify the exact property straight away, even if the photos or title differ slightly between sites.
  2. Check the price and status with us. Portals refresh on their own schedule. If a price has changed or a property has gone under offer, our own listing and our team will have the latest position.
  3. Enquire once. There is no need to enquire on both sites. Whichever route you use, a request about one of our properties comes to the same team, so one message is enough.
  4. Ask about similar homes. If the one you saw has sold, tell us what you liked about it. We can usually suggest similar properties, including some that are not on PropertyCloud.

Buying in Mauritius as a foreigner: the essentials

Whichever site you found a property on, the rules for buying are the same. A short summary helps you read listings with the right questions in mind.

Not every property is open to foreign buyers. Non-citizens can buy residential property in Mauritius through approved schemes, such as Property Development Scheme (PDS) and Smart City projects, and in certain other cases such as qualifying apartments in G+2 buildings. A good listing should make clear whether a property is open to foreign buyers. If it does not, ask before you fall in love with it.

Some purchases can lead to residence. Buying property worth at least USD 375,000 under an approved scheme such as PDS or Smart City can make you eligible for a residence permit for yourself and your family. This is one of the main reasons buyers from abroad look at scheme properties first.

Know the main costs. Under the Finance Act 2026, a non-citizen buying under PDS, Smart City, RES or G+2 pays registration duty of 5 percent, and the seller pays land transfer tax of 5 percent. Budget as well for notary fees and, for a scheme property, the development's own charges. Figures change with each budget, so always confirm current amounts with the Mauritius Revenue Authority and the Economic Development Board, or ask us for the latest position.

The sale goes through a notary. In Mauritius a notary prepares and registers the deed of sale, checks the title and makes sure the paperwork for a foreign buyer is in order. Our guide to the legal process walks through each stage, from reservation to completion.

Take independent advice. For a purchase of this size, independent legal and tax advice in Mauritius and in your home country is always worth the cost, particularly if you plan to rent the property out or apply for residence.

Choosing where to look

Portals are a useful way to get a feel for the market, compare prices across agencies and see what is available island-wide. When you are ready to look properly at a specific property or area, coming to the agency that markets it gives you the fullest information and the most direct help.

A sensible approach many buyers use:

  • Browse widely first. Use the portals and our site to understand prices by area and property type.
  • Shortlist by area, not just by house. Read our area guides and think about daily life: schools, shops, the drive to work or the airport, and whether you want beach life or a quieter setting inland.
  • Check eligibility early. Confirm which shortlisted homes are open to foreign buyers and which could support a residence application.
  • Talk to the agency. Ask about price history, service charges, rental potential and anything the photos do not show.
  • Arrange viewings in one trip. If you are flying in, tell us your dates and shortlist and we will plan viewings so you see as much as possible in the time you have. If you cannot travel, ask whether a video walkthrough is possible for the homes on your list.

How to get the quickest answer on a property

If you have seen one of our properties, on PropertyCloud or anywhere else, the fastest route is to send us the link on WhatsApp or through the contact page, with a line on what you are looking for and when you hope to buy or move. We reply to enquiries during office hours, Monday to Friday, and we will confirm the current price and availability, answer your questions and suggest similar homes if it is not the right fit.

You can also browse every property we have and filter by area, type, price and bedrooms, including homes that are not listed on PropertyCloud.
